Nestled in the northernmost section of Greenpoint, Eagle and West is part of a redevelopment that spans 1.6 miles of waterfront along the East River. The result? Acres of new parkland and thousands of housing units, all masterminded by the renowned architecture firm OMA.
Unlike many waterfront developments that face away from their surroundings, Eagle and West is different. Its design ensures that it does not neglect Greenpoint. The zoning restrictions dictated a maximum floor plate size of 11,000 square feet, and the towers were capped at 300 and 400 feet, yielding a structure that could have been too close for comfort. But the architects found a way—cutting and stepping back to create a wider separation.
As the towers rise, they turn away from each other, providing 60 feet of separation. This clever design allows for cantilevers that open up into terraces, creating a seamless flow from the building to the plaza courtyard. And if you follow the sightline across the water, you'll find a direct line to the iconic Empire State Building.
The building's exterior is a sight to behold. Made of precast concrete, each block features shingled grooves that give it a corduroy texture. The pattern rotates as the building does, offering a unique visual experience from every angle.
Depending on your perspective in Brooklyn, Eagle and West takes on different shapes. But one thing remains constant: it appears to be in motion. The Waterfront Esplanade, designed by James Corner Field Operations, connects the blocks of Greenpoint Landing with a publicly accessible promenade and seating.
The architects collaborated with Marmol Radziner to extend green space and active areas onto the terraces, creating a serene oasis in the midst of the city. Despite the high rents, a significant number of affordable units are included in the development, ensuring diversity and inclusivity.
